Vital and development projects in Turkey are a strong factor in attracting foreign investments, this has prompted the Turkish government to launch a number of projects, such as highways, bridges, tunnels, medical cities, public squares, parks and airports, especially in Istanbul, the largest city in Turkey in terms of population, so what is the most important of these projects and what is their role in the development of real estate investment?!
- Northern Marmara Highway

The length of the Northern Marmara Highway is 398.4 km and extends along the states of “Istanbul, Kocaeli, Sakarya ” The project was implemented with the aim of facilitating access to Istanbul from neighboring states as well as relieving the burden of the current system with a new highway network in Istanbul.
The Northern Marmara Highway is also considered the most important road for Istanbul’s Third Airport, one of the largest airports in the world. The new road, which directly connects to the large-scale organized industrial zones in Istanbul and Kocaeli, provides integration between land and rail transportation with the third bridge of Sultan Selim, designed according to the passage of high-speed trains and freight trains.
The highway features smart, high-tech transport systems inside, which can monitor the entire route around the clock and help intervene quickly in case of potential accidents.
- Eurasia Tunnel

The Eurasia Tunnel is a 5.4 km long vehicle corridor built at the bottom of the Bosphorus Strait, its deepest part is 106 meters below sea level, it is equipped with an earthquake-resistant mechanism that facilitates the process of expansion and contraction of the concrete structure or its bending during an earthquake, it consists of two floors going back and forth, and the tunnel has special advanced technology and has upper corridors for pedestrians and lower corridors for transportation.
Regarding its capacity, the Turkish Minister of Transport and Infrastructure “Adil Karaismailoğlu” revealed that the number of vehicles that passed through the tunnel connecting the Asian and European parts of Istanbul is 19 million vehicles during 2022 alone, indicating that “98 million vehicles have passed through the tunnel since its opening in the year 2016”.
He also pointed out that “the impact of the Eurasia Tunnel on the Turkish economy amounted to 6.5 billion dollars and its impact on employment of 7,700 people annually”.
- Marmaray Metro in Istanbul

One of the largest transportation infrastructure projects, and the deepest tunnel in the world for submerged railway systems, it is 76.6 km long and includes 43 stations, from Halkalı Station on the European part to Gebze Station on the Asian part of Istanbul, and goes through the Bosphorus Strait to a depth of up to 60.46 m underwater.
The project is considered one of the largest transportation infrastructure projects in the world, as it has the deepest submerged tube tunnel used by railway systems, and the Marmaray Line works to secure a trip every 2-10 minutes between Gebze Station on the Asian part and Halkalı Station on the European part with a capacity of 75 thousand passengers per hour in one direction and the train can transport 3,056 passengers at a time.
One of the features of the project is that the tunnels within the scope of this project were designed to resist earthquakes of the highest intensity that can be expected in the region.
- Istanbul Metrobus

Istanbul Metrobus is the main artery for daily transportation in Istanbul, as it connects the Asian and European parts of the city, crossing the main road on an independent route and daily trips.
Approximately one million passengers take the metrobus per day, the length of the line exceeds 50 km and passes in an independent path between cars and vehicles stuck in traffic without anything stopping it. It takes passengers and arrives within a short and specific period.
- The Third Bosphorus Bridge

The Bosphorus Bridge is located over the Bosphorus Strait, which connects the Black Sea from the north to the Sea of Marmara from the south, and it is 1,510 m long and 39 meters wide, and its importance lies in it being one of the transport routes connecting the Asian and European parts of the city of Istanbul, it shares this role with the Fatih Sultan Mehmet Bridge and the sea routes crossed by ferries and ships of public transportation of the Istanbul municipality, in addition to the Marmaray train passing from the bottom of the Bosphorus Strait.
About two hundred thousand vehicles cross the Bosphorus Bridge every day, including cars, passenger buses, trucks for transporting goods, and others.
