The most important step after buying a property in Turkey is for the buyer and seller to go to the Real Estate Registry Directorate to obtain the title deed, which is the document that bears the specifications of the property such as the number, type, area, owner’s name, nationality, and photo. There are several types of tapu:
1- Commercial Tapu
It is the title deed of real estate allocated for commercial purposes such as offices, warehouses and malls, and all the specifications of the property are mentioned in it.
2- Agricultural title deed
It is the title deed of agricultural land or real estate allocated for agricultural purposes such as raising livestock and establishing poultry farms.
3- The settlement Tapu
In Turkish it is called Kat İrtifaklı Tapu
It is the title deed for real estate allocated for residential and commercial projects. This tapu is extracted for the building permit. This tapu identifies all sections of the property in detail, and each residential or commercial unit within the building is registered independently so that the owner can allocate his real estate share of the building later.
4- Full title deed
It is called Kat Mülkiyeti Tapu in Turkish.
Ownership of real estate is recorded in it after the completion of its construction, and the independent sections are identified in detail, and through it, approval is obtained to use each section independently, and each section is organized with its own complete title deed proving the title holder’s ownership of this section of the building.
5- Common Tapu
It is called “Hisseli Tapu” in Turkish. It is a title deed dedicated to real estate whose ownership is jointly owned by several people, and therefore it is called by this name, and the participation is in a specific percentage of the property and not in part of it, meaning that the person is a partner in the property with a specific share such as 1/3 of the entire property.
It is worth noting that when you own any property worth $400,000 and register it with the Land Registry Directorate, you can apply for Turkish citizenship and obtain it within a maximum period of 5 months.
